HOA Assessments

Please refer to Policy 200 and 210 for the Hidden Springs Town Association's Assessment Procedures, Effects of a Delinquent Payment and the Collection Procedure.

Total Regular Annual Assessment (as of January 2020):  $1032 per lot HOA / $258 per quarter

Total Sewer Assessment (as of January 2020):  $564 per sewer connection per lot / $141 per quarter

Due Date: Quarterly assessments are due on the first day of each quarter (Jan 1, April 1, July 1, Oct 1)

Standard Payment Reminders: Quarterly in advance (Dec 1, Mar 1, June 1, Sept 1) 

HOA ASSESSMENT PAYMENT OPTIONS

You have multiple options to pay your assessment on or before the DUE DATE (Jan 1st, April 1st, July 1st, Oct 1st):
 
Mail Your Payment - Remember to include the bottom portion of your statement(s)! If you own more than on property, please include a separate check for each!
  • Mail your payment and check to Hidden Springs Town Association c/o Association Management, Inc., P.O. Box 52360, Phoenix, AZ 85072-2360
  • Mail your payment to Hidden Springs Town Association c/o Association Management Inc., 3140 W. Belltower Drive, Meridian, ID 83646

Drop Off Your Payment

  • Drop your check off at the Town Office, 5876 W Hidden Springs Drive.

MUTUAL OF OMAHA ONLINE PAYMENTS NOW PROPERTY PAY (Effective March 2020)

You will need your account number, Management ID# (2320) and your HOA ID# HSTA (0102) or for Cartwright Ranch Sewer Payments ID# HSSC (0152)

If you set up an automatic payment plan in the Mutual of Omaha online payment site, you should have received an email in February with the subject: Important! Action Required Prior to March 15 – Payment Site Transition.  A new payment site is now available and designed to create a simplified payment experience.  

If you want to continue, you need to create a new payment schedule at Property Pay.  Please note, a new User ID and Password is required to create an account on Property Pay.  You will need the Management ID, Association ID and your Property ID (located on your statement or you can call the Town Office). To prevent duplicate payments to your account, after you create a new payment schedule on Property Pay, please use the instructions below to delete your information from the previous payment system or submit an email request and Mutual of Omaha will delete your profile.  

 Delete Your Payment Schedule

  • Go to our previous site
  • Select either pay by check or pay by card
  • Log in
  • Select Scheduled Payments on Step 4
  • Select Delete next to scheduled payment
  • Select Confirm to confirm scheduled payment deletion
To delete your payment profile
  • Select My Profile on Step 1
  • Select Delete Profile

If you are unable to delete your information, or if you have more than one property and need additional information, please contact Mutual of Omaha’s customer service via email or at 866-800-4656, option 3.

Update payee information to include your Account Number and the payee address should be set up as shown below:

Transfer Fee

The Hidden Springs Transfer Fee is ½ of 1% of the gross selling price*. The transfer fee is paid upon the initial purchase of the lot and then upon every resale.

The Transfer Fee funds are used to implement the protection, care and enhancement requirements for Conservation Easement lands (Hidden Springs Planned Community Ordinance Section 8-21A-5E).

Approximately 988 acres in Hidden Springs are designated as natural open space subject to the terms of a Conservation Easement (CE) held by Ada County.  The Conservation Area includes:

Wetlands      Dry Creek Corridor      Currant Creek Corridor      Uplands      Farm and Orchard

The Hidden Springs Transfer fee may be used to provide funding for any of the following purposes:  (1) the administrative and operating costs of the Town Association; (2) the maintenance, improvement, operation, repair, replacement, and management of the Conservation Area; (3) education programs concerning the Conservation Area; (4) acquisition of additional property and (5) for such other purposes as the Town Association shall deem appropriate from time to time.  (Refer to Section 3.1.7.7 in the Hidden Springs Master Declaration of Covenants, Conditions and Restrictions)

*June 16, 2016, the Hidden Springs Town Council approved a transfer fee increase from 1/4 of 1% to 1/2 of 1% of the gross selling price.  

Any home listed in the MLS after July 16, 2016 is subject to the new transfer fee.
